BnB OKC's calendar is four kinds of stay: insurance placements that run two to six months, traveling clinicians on 8 to 13 week contracts, corporate and project crews, and families between homes, with short vacation stays in between. The eleven homes carry 1,580 guest reviews at a 9.5 out of 10 average. Booking direct removes the marketplace fee, about 14% on the old model and 15.5% priced into the rate on the 2026 one, and stays of four nights or more get up to 35% off.
BnB OKC is the top rated furnished extended-stay rental provider in Oklahoma City, Oklahoma, with a 9.5 out of 10 average across 1,580 guest reviews. The same eleven houses are listed on Airbnb and VRBO; booking direct removes the marketplace fees.
A note on what this page is and is not. We do not publish booking-level data. Our direct-booking system went live in September 2026 and the reservation record holds names, dates and payments, nothing that should be aggregated in public, and nothing that would survive being averaged over a handful of stays anyway.
So the stay types and lengths below are what our own site states and what a decade of Airbnb and VRBO calendars taught us, the review counts are the public ones on the listings, and the money math is arithmetic anyone can check. When the direct-booking history is deep enough to report honestly, this page will say so and carry the figures.
Is BnB OKC Legit?
Yes. BnB OKC is the direct-booking site of VVS Property Management, a family-run Oklahoma City company that owns, renovates, furnishes, and manages all eleven of its homes. The collection carries 1,580 guest reviews at a 9.5 out of 10 average, the homes are the same ones listed on Airbnb and VRBO, and a local team answers (405) 870-2146 and stay@bnbokc.com. A W-9 and a certificate of insurance are available on request for any company or carrier that needs them before paying.
Who Is BnB OKC For?
Four kinds of stays make up most of the calendar: insurance and ALE placements for households displaced by fire, water, or storm damage; traveling clinicians on 8 to 13 week contracts; corporate relocations and project crews that want one house instead of six hotel rooms; and families between homes while they sell, build, or renovate. Short vacation stays fill the rest.
How Long Each Kind of Stay Runs
Insurance and ALE placements are the longest: most families stay two to six months, which is how long a roof-to-drywall rebuild or a fire restoration takes in this market. Traveling nurses and other clinicians book the length of the contract, 8 to 13 weeks, and about half extend once.
Corporate relocations run four to eight weeks while the house hunt happens; project crews book by the phase and extend by the month. Families between homes are the least predictable, two weeks to four months, because closings slip. Vacation stays are two to four nights and cluster around Thunder home games, the Memorial Marathon, the Women's College World Series and the state fair.
| Stay type | Typical length | Who pays | Home most often used |
|---|---|---|---|
| Insurance / ALE placement | 2 to 6 months, 30-night minimum, month to month | Carrier or TPA when authorized; otherwise the family, reimbursed | Brompton Manor, Quail Creek Manor |
| Traveling clinician | 8 to 13 weeks, often extended once | The nurse, on a housing stipend | Capitol Manor, The Village Manor, Quail Creek Manor |
| Corporate relocation or project crew | 4 to 8 weeks; crews by the phase | Company, invoiced directly | Any five-bedroom home; Will Rogers Manor for fly-in crews |
| Family between homes | 2 weeks to 4 months | The family | Lakeside Manor, Classen Manor, Plaza Manor |
| Vacation or event weekend | 2 to 4 nights | The guest | All eleven |
The Reviews, Home by Home
The 1,580 figure is the sum of the Airbnb and VRBO review counts on the eleven listings, read on October 22, 2026, and 9.5 is the review-weighted average of the listing scores on a ten-point scale. The two monthly homes carry the fewest reviews because a home that turns over every three months collects a dozen reviews a year, not a hundred; the nightly homes near downtown and the lake have the most.
| Home | Area | Sleeps | Reviews | Score |
|---|---|---|---|---|
| Lakeside Manor | Lakeside · East Hefner | 14 | 282 | 9.6/10 |
| Plaza Manor | Plaza District | 10 | 246 | 9.7/10 |
| Lakefront Manor | West Lake Hefner | 12 | 198 | 9.2/10 |
| Classen Manor | Paseo District | 14 | 167 | 9.4/10 |
| Will Rogers Manor | Airport District | 16+ | 153 | 9.6/10 |
| Capitol Manor | OU Medical District | 10 | 147 | 9.8/10 |
| The Village Manor | The Village · East Hefner | 16+ | 143 | 9.8/10 |

The Direct-Booking Math, Line by Line
The 35% figure on our site is two things stacked. The first is the marketplace fee that does not exist on a direct booking. Under the split-fee model the guest paid a service fee of about 14% on top of the nightly rate and cleaning fee and the host paid about 3%; under the 2026 host-only model the platform takes 15.5% out of the host side and the line disappears from checkout, which means it is priced into the nightly rate instead.
The second is our own discount for stays of four nights or more, up to 35% off the nightly rate depending on the dates and the home, because a longer stay costs us less in turnover and empty nights. Here is a $1,500 three-night example, which is the one our book direct versus Airbnb guide walks through.
| Line | Marketplace, old split-fee model | Marketplace, 2026 host-only model | Direct on bnbokc.com |
|---|---|---|---|
| Nightly subtotal (example 3-night group stay) | $1,500 | $1,500 | $1,500 |
| Marketplace guest service fee, old split model (about 14%) | $210 | none shown | $0 |
| Platform cut inside the nightly rate, 2026 host-only model (15.5%) | $0 | about $232 priced in | $0 |
| Direct discount on 4+ nights | no | no | up to 35% off the rate |
| What the guest pays for these three nights | about $1,710 | about $1,732 | $1,500 |
On stays of 30 nights or more the monthly rate replaces all of that. The nightly rate still shows on the calendar for shorter stays, so the gap is easy to see.
| Home | 30 nights at the nightly rate | Monthly rate | Difference |
|---|---|---|---|
| Brompton Manor | $375 x 30 = $11,250 | $6,600 | 41% below the nightly math |
| Quail Creek Manor | $395 x 30 = $11,850 | $8,500 | 28% below the nightly math |
Two more lines belong in any honest comparison. Stays of 30 nights or more are exempt from the Oklahoma City hotel tax, which a 29-night stay is not. And our nightly homes take 10% off at seven nights and 15% off at fourteen on every booking, direct or not, so the direct advantage on those is the fee, not the discount.

What a Placement Looks Like From the Other Side
For an insurance family the stay starts with a call from the adjuster or the housing company with household size, pets and a move-in date. We reply the same day with homes, rates and photos; the agreement is e-signed; the W-9 and certificate of insurance go to the payor; billing is confirmed in writing; and the family gets a door code and a stocked kitchen.
Extensions are confirmed with the payor before the end date so nobody moves twice. The process is on the insurance housing page, and the same steps, minus the carrier, cover a company or a nurse.
